How many sets of keys do I need to leave for my tenants?

If the property is Fully Managed by Martin & Co we will need you to issue us with one full set of keys that will be retained in the office for maintenance purposes (inspections, repairs etc.).

You will also need to provide us with a number of complete sets depending on the number of bedrooms, as follows:

• 1 bedroom: 1 set for Martin & Co, and 2 sets for the tenants (they may be a couple)
• 2 bedrooms:  1 set for Martin & Co, and 2 sets for the tenants
• 3 and more bedrooms:  1 set for Martin & Co, and 3 sets for the tenants
• House of Multiple Occupation (HMO): 1 set for Martin & co, and 1 set for each tenant.

The above suggestion is a general rule.  There will be circumstances where more or less sets will be required.

If the service you chose is a Rent Receipt or Tenant Finding service you do not have to provide us with a set of keys for maintenance purposes.
