You as a landlord are legally required to register on the Scottish Landlord Register before you market your property. This process needs to be completed by you (i.e. we cannot complete this as your agent).
The simplest (and cheapest!) way to complete the registration is online at https://landlordregistrationscotland.gov.uk/. This registration will include:
- The registration of all the jointly owners of the properties.
- Registration of the property
The registration has a validity of three years, after which it can be renewed in the same portal
The cost for the initial application, and subsequent renewals are currently:
- Lead owner: £66
- any other joint owner: Free
- Each rental property: £15
During the registration process you will be required to confirm that they comply with 12 points. See the '12 points' article in this online facility.
You will also need to confirm if an agent will manage the property on your behalf. If you have chosen a 'Fully Managed' or 'Managed & Protect' service, you should use our name, registration number and address (so that you personal address won't be shown in the Scottish Landlords Public Register online ).
If you are on a 'Rent Receipt' or 'Tenant Finding' please do not state that Martin & Co Aberdeen is your managing agent as we will not be managing the property on your behalf. In turn your personal address will show in the Scottish Landlords Public Register online .
