The '12 points' or 'questions'

When registering at the Scottish Landlord Register, you will have to confirm whether you have 12 arrangements in place.  You most certainly have a few of these points covered, but most likely, you will fall short in a few of them. Don't worry... read on!

Fire, smoke and heat detectors	Martin &  Co Aberdeen can organise this on the landlord's behalf	Smoke and heat alarms must be interlinked and either 'mains-operated' or 'tamper proof long-life lithium batteries' alarms

Rental property insurance	Landlords must review their current insurance arrangements to make sure that they will remain valid when the property is tenanted. Martin &  Co Aberdeen can make an introduction to The Letting Hub insurance services	Normal owner-occupied insurance policies will not cover a rental property. Rental properties should be covered against: - Building - Content - Public liability (Third party) - Employer (Contractors are deemed as employees when attending a property on the landlords behalf) Highly recommended: - Tenant damage
Common Repairs and Minimum Standard	Martin & Co will make landlords aware of: The Repairing Standard The Tolerable Standards	Not applicable for owner-occupied properties
Tenancy Deposit	Martin & Co Aberdeen will register and transfer the tenant's deposit to SafeDeposit Scotland for Managed & Protect, Fully Managed and Rent Receipt serviced properties. Martin & Co will transfer the tenant's deposit to Tenant Finding landlords.  Landlords will have to registered and transfer the deposit to the approved scheme of their choice.	Not applicable for owner-occupied properties
